Fantastic summer and winter location! Ski in via 4 oclock Run and hop on the Snowflake lift across the street. Downtown Breck Main Street is a quick 5-10 minute walk downhill or you can hop on the free bus across the street. Ticket window and ski shop are located across the street. In the summer, hike or bike on the 4 O'clock Run trail adjacent to the property. Seasonal access to Upper Village pool and hot tubs. Cozy unit with updated finishes, gas fireplace and in-unit washer/dryer.

• This clubhouse is open seasonally and has the following 2026 CLOSURE dates:
- Spring Maintenance: April 19th - May 22nd
- Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November.
*This clubhouse is located approximately 3 blocks away at 450 Village Rd. In the winter it is easiest to drive there but please note that parking is limited.

*Surrounding businesses, Snowflake Lift and/or Snowflake Run may be closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• Summer Access - The 4 O'clock ski run serves as a hiking trail so the National Forest is out your front door for hiking and biking! The Sawmill Reservoir trailhead is also directly across the street.
• 3 blocks from Main Street
• Two blocks from Park Ave/Riverwalk Center where frequent events are held, including the annual Snow Sculpture Championships.
Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
• Hot tub towels are provided for the Upper Village Pool but must be brought back to the unit.

» This house is located at an elevation of approximately 9,600ft and is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Per the HOA, pets are strictly prohibited.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
